If you've found tapware, lights or an appliance you'd like to buy yourself, send us the details before you order. We're happy to talk it through and check how it fits into the build.

The product price is one part of it. We also need to look at installation, delivery, any extra parts and who's responsible for each item. That helps you work out whether you're actually saving money.

Iceberg sketch: product price is only part of the decision; check installation, delivery, extra parts, timing and warranty.

Buying it and installing it are separate

A supply allowance might come out of the building price when you buy the item yourself. The work to install it may still be needed, so we'll explain what's being credited and what remains in the quote.

Take a basin: we'll need to check the waste, tapware, benchtop opening and plumbing connections. The plumber and joiner need the right product information, not just a photo of the basin.

Let's check it before you order

For pendant lights, we'd want the electrician to check the fitting and installation requirements. We'd also need to know when they're arriving, so the work can be planned around them.

The same goes for appliances and other fittings. A product link and model number give us something to check with the supplier and trades before you've committed to the purchase.

Be clear on who is doing what

We'll work through who orders the item, accepts delivery, checks it and installs it, including what happens if it arrives damaged or late. The agreed responsibilities need to be recorded in the project documents.

Ask us about warranty arrangements as well. We'll work through who you should contact about a faulty product or an issue with the installation.

Then we can compare the total cost, including your separate purchases, with having the items supplied through the build. You can decide what works best for you with the full picture in front of you.

If something's unclear, let's have a conversation and get it sorted. Clear agreements help us, our trades and you keep the job moving without unnecessary back and forth.

Handwritten comparison of two example quotes: check whether landscaping and other work are included.
Stick figure client and builder plan bedside power points and lighting before the walls close.
A client brings plans, reviews missing information with the builder, then agrees on the next stage and fee.
Pen sketch: involve your builder during design, while the design and budget can still change.
